Air movers and a dehumidifier beside an exposed wall edge in a tiled room

Ask what was measured

The provider should explain which materials and areas were checked. Readings at an exposed wall edge may not explain moisture beneath a different floor assembly. Ask about inaccessible spaces and the limits of the assessment.

Understand the target

Ask how the drying goal was chosen and how progress was compared over time. A reading is meaningful in the context of the material, instrument and location. This guide does not supply a universal moisture threshold.

Review retained and removed materials

Ask why some materials can remain and others need removal. Contamination, condition and access can influence that decision. Request photographs and written notes for areas that will no longer be visible.

Confirm the source has been repaired

Drying does not fix a failed pipe, roof opening or appliance connection. Confirm the responsible trade has addressed the source before reconstruction hides the affected area.

Keep the handoff documents

Retain the scope, change orders, readings, photos and repair recommendations. If another contractor performs reconstruction, make the remaining questions clear before new material is installed.
